Pre-Construction
The first step in
building a house is selecting a plan and finding a lot to
build it on. We will meet with you and go over your
specifications for your new home. You may also want to make
some changes to the plans.
It is important to make
changes before construction begins, as changes during
construction can cause delays and additional
costs.
We will go over the exterior finish, style,
roofing, floor finishes, cabinets, plumbing, electrical, stair
finishes, heating and cooling, lighting, appliances,
decks or patios, landscaping and any other necessary
details.
All of this initial planning will make the
construction process faster and smoother with the desired end
results.

Site
Work & Foundation In clearing the
lot, we will do our best to minimize tree loss and find just
the right building site to suit the lot and your
house. Trees, branches and debris are cleaned up. We also work
to minimize soil loss.
Next the footings are dug and
poured, and the foundation completed, establishing the
exterior wall locations of the
house.

Framing &
Roughing-In of Systems
Now the framing
crew arrives to start the actual construction on the home. The
exterior and interior walls go up; the roof rafters
are put in place, as well as roof decking. Exterior
windows and doors are also installed at the end of
the framing process.
As the framers are finishing up,
the major subcontractors arrive to do their rough-in work. The
plumber, HVAC, and electrician all do the work that
is “behind the walls” and not seen when the home is finished.
The fireplace box is installed, and the shingles are
put in place.
Then the inspectors are notified to make
all the necessary inspections. After the inspections, we will
insulate the walls and portions of the attic that
will be inaccessible at a later date. Now the house is ready
for the
sheet-rockers.

Exterior
Finishing
The exterior is now
ready to be finished. Brick, stucco, siding or a combination
of finishes are applied to the exterior.
Driveway, walkways, porches, patios and
decks can be
finished.

Interior
Finishing
While the exterior
is being completed and after the sheet-rock has been installed
and sanded, your home is ready for finishing. The
trim man trims out the house with window and door casings,
base boards, crown molding, chair rails, and
stairways.
While the painter is priming the walls, the
tile installers are putting in the ceramic tile, the kitchen
cabinets and vanities are being installed and the
trim work is being done.
Mirrors and shower doors are
installed, and we’re ready for the mechanical subcontractors
to return to finalize their work. The lights and
appliances are installed, the plumbing and insulation are
finished, and the HVAC is completed.
Also at
this time, the landscaping is being completed. As the painter
finishes up his work, closet shelves are installed,
hardwood floors are finished and the carpet and vinyl flooring
put down.
All the finishing touches like hardware, shoe
mold and touch up painting are completed, and we are ready for
final inspections and the Certificate of
Occupancy.

Finishing
Touches
Prior to closing,
we will do a walk-through and make a punch list of any items
that need attention.
A few days later, we will be ready
to close, and your new home will be ready for you to move
into.
